Commercial Holdings:
Our commercial division produces state of the art, Class A offices unmatched in both aesthetics and serviceability. We are unique in that our buildings appeal to and provide for individual communities and regions throughout New Jersey. Our tenant base caters to all size clients. CJS Investments is very cognizant of the community around us. As such, we take into consideration the impact our buildings have on traffic volume, etc. The result is that we provide buildings that are important ratables to townships while still serving to improve the quality of life for the community around us.
Agency Approvals:
Agency ApprovalsOur in house legal and engineering departments take raw land from zone changes to final agency approvals. Working with local officials, we strive to develop sites that are consistent with the goals of the municipalities while at the same time ensuring an economically viable product. These internal departments of CJS Investments provide the resources and ability to give each project the utmost attention it deserves. This commitment to detail results in our being able to manage local and state approvals at an unmatched pace. CJS Investments also utilizes a custom internal database to track the status of all approvals and permits.
Project Cost Estimates:
Project Cost EstimatesCJS Investments' estimating department uses state of the art technology to perform cost analysis of all sites. No pipe is overlooked, no street tree unaccounted for. Our estimators prepare complete breakdowns of all project costs, including hard costs and soft costs. Furthermore, our in house staff enables us to ensure that all projects are value engineered to maximize returns. By having an in-house estimating department, CJS Investments controls the pace by which sites are evaluated, which supports and provides the land acquisition department with the necessary information required to aggressively seek properties.

Overview:
CJS Investments, Inc was co-founded by Scott H. Caruso and John M. Caruso in 1997. The owners saw a need for a land development/holding company in the state of New Jersey that would offer unique and significant opportunities in the real estate development industry ranging from residential to commercial and raw to developed land. CJS Investments, Inc. was designed to streamline the approval and development process and is now a company unmatched in efficiency and productivity.
The goal was to create a company where decisions are made quickly and without hesitation. Aware that development of projects requires an understanding of local, county and state concerns and a willingness to develop with an eye towards the future, CJS was created to be such a company.
CJS Investments, Inc is now a diversified real estate company that brings both commercial and residential properties through the approval and construction process. The divisions of the company include: a substantial commercial holding division with Class A office space; a construction division that builds tract homes, estate homes, condominium complexes, and multi-tenant commercial facilities; a land development division that not only obtains approvals but also provides infrastructure improvements to the property, and sells the finished lots to builders; and a land holdings division that purchases properties from public companies and resells them over long-term periods.
