Terra Capital Partners is a leading provider of bridge loans and "gap financing" - specifically, mezzanine loans, b-notes and preferred equity investments - to the U.S. commercial real estate industry. We are owned and operated by a team of seasoned professionals who combine hands-on real estate experience with sophisticated capital markets expertise. With strong relationships in the financial and real estate sectors, we are well-positioned to take advantage of opportunities in our niche. Since 2002, we have overseen the investment and management of funds and joint ventures in approximately 250 “middle market” properties nationwide with an aggregate value of almost $5 billion.

We seek to generate a low-volatility income stream of consistent cash distributions. We favor stabilized, cash flowing properties and, to a lesser extent, those undergoing lease-up or repositioning. Each investment is subject to rigorous analysis with an emphasis on property and market fundamentals and durability of cash flow. In addition to providing gap financing, we have owned and managed over six million square feet of office and industrial property nationwide.

We have an entrepreneurial, yet disciplined, culture that adheres to the highest fiduciary standards, emphasizing both risk mitigation and alignment of interests with our investors.

History:

Terra Capital Partners was founded and is managed by Bruce Batkin and Simon Milde, both prominent New York based real estate professionals. Our senior managers have an average of over 30 years experience in the acquisition, development, financing and management of properties nationwide. They have held leadership positions at many of the top international real estate and investment banking firms including Jones Lang Wootton (now Jones Lang LaSalle), Merrill Lynch, Donaldson Lufkin & Jenrette and The Related Companies and have worked together as a team since the company's inception.
