It started as a Sole Proprietorship in 1980 and subsequently incorporated into the present private limited company known as SULEIMAN & CO PROPERTY CONSULTANTS SDN BHD (Company No. 135788 – X) and VE(1) 223. With over 30 years of operation in Malaysia it is equipped to meet diverse requirements of its clients on valuation, property management, property consultancy services and estate agency. Scope of Services Valuation a)Valuation of landed properties, including plant and machinery as securities for mortgages and loans from banks and finance companies. b)Valuation of assets, inclusive of landed properties and plant and machinery for accounting, capital issue and corporate purposes. c)Valuation for compensation arising from compulsory acquisitions by acquiring authorities and valuation for ratings. d)Valuation for the purposes of insurance, taxation, real property gains tax and stamp duty. e)Valuation for the purposes of sale and purchase, rental determination and premium. Property Management a)Arranging lettings and advice on tenancy covenants including rent review. b)Collecting of rent and payment of all outgoing. c)Negotiation of lease terms including advice on the renewal or re-letting. d)Attending to complaints by tenants. e)Periodic inspection and recommend steps to remedy defects. f)Maintenance of contracts and supervision of repairs with estimates. Estate Agency a)Advice concerning the marketing and purchase of property including; residential, commercial and industrial properties. b)Securing tenants and negotiating leases. c)Advise on property investments. d)Arranging sales and lettings of property. Feasibility Study a)Prepare full site analysis reports and development appraisals. b)Marketability & Profitability forecasting. c)Market Demand Analysis.
