The firm and its predecessor companies have a 39-year operating history in all facets of commercial real estate, beginning as a local developer, and growing into a regional developer, investor, operating company and institutional asset manager. In 2010, firm management formed Welsh Property Trust, LLC to consolidate various real estate holdings into a fully integrated real estate investment firm with a focus on developing, acquiring and managing state-of-the-art, class A, industrial properties. Using growth capital from institutional investors, Welsh Property Trust expanded its industrial portfolio by acquiring properties in major U.S. supply-chain markets. In 2013, Welsh Property Trust used its expanded U.S. industrial portfolio as the foundation for the formation of a new real estate investment trust – WPT Industrial REIT – externally managed by Welsh Property Trust. WPT Industrial REIT (TSX: WIR.U) completed a successful initial public offering on the Toronto Stock Exchange, becoming the only publicly-traded Canadian REIT focused exclusively on U.S. industrial real estate. Following the REIT’s initial public offering, Welsh Property Trust expanded the REIT portfolio by sourcing and acquiring over 5 million square feet of additional industrial real estate located in major U.S. supply chain markets.
